The Government launches the Casa 47 portal to access affordable rental public housing

The public affordable rental portal is now available. Today the Government has presented the tool of Casa 47, the state public company, in which citizens interested in accessing public housing under a cheap rental regime can consult the available offer, with images, and submit the application to become tenants. The portal starts with 638 properties, although the President of the Executive, Pedro Sánchez, has announced that "soon" 1,500 more properties will be added.

The Casa 47 portal, available through its website, is similar to that of traditional private advertisers in the real estate market. It allows access to all public housing calls (open, upcoming, under evaluation and resolved) throughout the country. Through the search engine you can consult the typology of the properties, the deadlines for submitting the application and the requirements to be met to be eligible for the calls. The tenant candidate can also filter which calls and homes they can request based on their personal situation.

In the search engine you can now access calls in Catalonia (in Tarragona, Vic or Lleida, among other cities), in the Valencian Community, in Navarra, in Asturias and in Galicia. Progressively they will incorporate more territories.

Casa 47's affordable rentals take into account the characteristics of the home but also the economic characteristics of the territory. The objective, Sánchez insisted, is that "whoever accesses these rentals will not have to pay more than 30% of their income." The contracts signed will have an initial duration of 14 years, extendable for 7 years up to age 75.

The requirements of the candidates for these affordable rentals must have Spanish nationality or legal residence, at least one of the people in the family unit, and do not own a home, unless it is uninhabitable, its use has been awarded to the ex-spouse by ruling or the property presents problems for people with disabilities.

The net income of the family unit must be between 2 and 7.5 times the IPREM (Multiple Effects Public Income Indicator). That is, between 1,200 euros and 4,500 euros per month. Likewise, tenants must be up to date with their obligations with Social Security and the Tax Agency.

Casa 47 staff and people linked to the company are excluded from the possibility of accessing one of these rentals to avoid cases of random allocations.

The rental award will be made before a notary. Interested parties can submit their application by registering (the same applicant can register for several calls, indicating, however, the order of housing preference). Once the call period has ended, a drawing will be held before a notary and the successful bidders will be able to visit the assigned home. Subsequently, the rental contract will be formalized.

Sánchez assured today, during the presentation of the portal, that looking for a home has become "a kind of obstacle course." He has spoken of an "idealistic and almost impossible aspiration." "I refuse to accept it," he added; "We must make having a house an idealistic aspiration," he assured. The Government estimates to have mobilized a total of 120,000 affordable homes in recent years.
