5月份,房地产市场延续“小阳春”以来的热度,重点城市交易活跃。

从新房市场来看,中指研究院数据显示,5月份百城新建商品住宅成交面积环比增长7%,同比小幅下降2%。其中,一线城市同比增长10%,已连续两个月同比增长,北京、上海、广州、深圳同比分别增长15%、2%、7%和50%。

“一线城市的新房交易在经历持续调整后,已基本进入探底区间,市场正在积蓄积极的修复动能。随着新房、二手房联动工作的推进,后续有望呈现出更加良好的表现。”严跃进表示,一线城市作为全国房地产市场的“风向标”,其率先回暖将对全国其他城市产生积极影响。一方面,一线城市政策效果的显现,为其他城市优化调控政策、稳定市场预期提供了可参考的经验;另一方面,成交量的稳步回升有望带动价格预期的改善,进而形成“量稳价稳—信心回归—需求释放”的良性循环。

二手房市场方面,中指研究院数据显示,5月份二手房市场保持较高活跃度,市场热度持续性强于往年同期。重点20城5月份二手住宅成交14.1万套,环比下降9.0%,同比增长19.3%,同比增幅较四月份扩大6.3个百分点。累计来看,今年前5个月重点20城二手住宅成交62.9万套,同比增长4.4%,需求稳定释放。

在一线城市中,北京、上海二手房市场成交量连续2个月创下近五年同期新高。据北京市住房和城乡建设委员会数据统计,5月份北京二手房网签16008套,同比增长12.1%;网上房地产数据显示,5月份上海二手房网签28023套,同比增长30.9%。

上海易居房地产研究院副院长严跃进表示,今年春季房地产行情超出预期,上海二手房市场交投已连续3个月保持高位,稳定在2.8万套以上,反映出购房需求释放的持续性超出预期,市场内在动能较强。

5月份,上海、广州推进收购二手房工作,开展住房“以旧换新”。广州还发布《广州商业性个人住房贷款转住房公积金个人住房贷款实施办法(暂行)》,对“商转公”政策进行了优化。

中指研究院指数研究部总经理曹晶晶表示,5月份政策层面延续“稳市场”基调,在城市更新、存量盘活及住房公积金等方面进行优化,各地合计出台超80条房地产相关政策。未来,各地或将继续以因城施策方式推进政策落实,需求端或进一步降低购房成本,如下调房贷利率、给予贷款贴息等;供应端有望加大存量商品房及闲置土地收储力度,并加快推广“收旧换新”等打通置换链条相关政策。

对于房地产市场后续表现,曹晶晶认为,随着年中销售节点临近,重点城市优质项目推盘节奏及房企营销力度均有望加大,核心城市新房销售或延续温和修复态势,但城市间、项目间的分化格局将进一步凸显。年中二手房成交量有望保持平稳,在挂牌量逐步回落的背景下,价格跌幅预计维持在窄幅区间。
