〔記者徐義平/台北報導〕換現金救急,北市豪宅次頂樓打87折賣。根據內政部實價網最新揭露,7月底,北市知名豪宅建案「 Diamond Towers 台北之星」29樓的次頂樓戶,揭露總價3.5億餘元、拆算每坪單價236.01萬元,對比2023年樓下、28樓拆算後的每坪單價269.06萬元,以低於88折出售、每坪單價比樓下還要少33萬餘元。
根據最新實價揭露,該豪宅建案為地上30層,7月揭露的29樓、次頂樓其中一戶,坪數約148.32坪、總價3億5004萬元,為毛胚屋且沒有買車位,房產業者指出,今年該豪宅累積至少揭露7筆實價,其中6筆竟然都沒有買車位,而且每坪單價也相較前幾年出售的戶別要來得有折扣,最低甚至打到73折。

進一步觀察該豪宅今年實價揭露紀錄,6、7月的兩個月時間就揭露6戶,包括其中14、19、20、29樓等各1戶,再加上兩戶11樓,合計換取近16.7億元的現金,不過,進一步查詢地籍資料,近期賣掉的戶別,多數之前曾出現假扣押紀錄,並在塗銷後信託,沒多久就賣掉。
