〔記者徐義平/台北報導〕高房價衝擊、家戶平均人口數跌破3人,買進小宅成主要選項,房仲業者彙整2021年至2026年、6年來上半年同期實價揭露資訊,六都、新竹縣市30坪以下小宅以及50平以上大坪數住宅的交易占比,發現今年上半年除桃園市、新竹縣市以外,五大都會區的小宅占比全數超過3成,其中雙北市更逾4成。
根據永慶房產集團彙整,今年上半年小宅占比,以台北市最高、約47.7%,平均每2.1件就有1件是小宅,反觀台北市50坪以上交易占比、僅約14.6%,為七大都會區最低,平均6.85件才有1件是50坪以上。

而新北市小宅、大坪數住宅占比也相對落差大,上半年小宅占比約44.1%、50坪以上住宅占比則僅16.4%,兩者相差27.7個百分點。
至於,七大都會區6年來上半年同期的50坪以上住宅占比變化,則全數出現衰退,又以新北市減幅最大、今年上半年相較2021年上半年減少7.7個百分點,其次則是新竹縣市,減少6.6個百分點,桃園市也減少6.5個百分點。反觀近6年同期七都的小宅占比變化,以新北市增幅最大、2026年上半年相較2021年上半年增加7.7個百分點,其次則是台北市、增加5.9個百分點。

永慶房屋研展中心副理陳金萍表示, 進一步觀察七都大宅、小宅每坪單價漲幅,除台北市外,其餘六大都會區小宅漲幅皆高於大宅,顯示低總價住宅因市場需求集中,單價反而展現更強的上漲力道。
尤其是新竹縣市小宅單價,6年來上漲幅度達76.6%,位居七大都會區之冠。此外,桃園小宅單價漲幅也超過4成,更是五年間唯一出現小宅單價反超大宅的都會區。#
