都發局長吳文彥表示，本案基地約3209坪，規劃興建4棟建築，市府可分回1棟17層複合大樓，結合人才住宅、A級商辦、商業設施與公共托育，精準滿足企業進駐與人才安家需求；3棟為21層住宅與商業設施，導入完善生活機能，共同打造兼具產業研發、宜居住宅、公共托育與立體通廊的綜合服務場域。

都發局說明，市府分回棟將全面導入無障礙環境設計，並取得耐震標章、銀級以上綠建築標章、智慧建築標章及 1+ 級建築能效標章，落實永續低碳與智慧建築精神；本案除打造立體人行空橋銜接毗鄰的A5街廓直達捷運 R17站，同時會以大面積公共開放綠化空間，與半屏山自然生態協調共融。

在R17世運站周邊A5及A6案均成功招商後，串聯「左營高鐵科技之心」產業動能，象徵高雄軌道建設與科技產業廊帶有效整合，擺脫過去重工業城市印象，翻轉為結合生態資源、人行空橋、公共托育與半導體產業的複合聚落。
