The upcoming Lucknow–Kanpur Expressway, is expected to boost real estate activity along the route by improving connectivity and supporting industrial movement between the two cities, according to Knight Frank India. The 63-km greenfield corridor is a six-node network that also includes Jhansi, Aligarh, Agra and Chitrakoot. The improved connectivity is expected to facilitate movement of defence-related materials, industrial goods and workforce mobility, while also supporting efficiency across associated manufacturing clusters and ancillary industries. According to Knight Frank India, for the real estate segment, early impact is likely to remain limited to peripheral and peri-urban locations between Lucknow and Kanpur, rather than established city markets. Furthermore, the expressway's connection with the Ganga Expressway near Unnao is also expected to be a key factor influencing development interest in the region. Areas around Unnao and interchange points may see demand for plotted developments, logistics parks, warehousing and mixed-use projects, although the scale and pace of development will depend on future infrastructure and demand trends. Rajeev Vijay, executive director, Government and Infrastructure Advisory at Knight Frank India said “The Awadh Expressway is a strategically important infrastructure project that will significantly enhance local and regional connectivity, industrial efficiency and economic integration across two key nodes of Uttar Pradesh.” The expressway will begin at Shaheed Path in South Lucknow and terminate at Azad Chauraha near Kanpur, forming a direct high-speed link aimed at improving regional connectivity. The project will include 38 underpasses, three rest areas and a 10-bed trauma care hospital facility.
