A groundbreaking ceremony was held recently for Base I of the Taoyuan Aviation City Priority Industrial Zone. Base I is developed by CITIC Rongsheng Company, a joint venture between Taiwan Life and Evergreen International Storage and Transportation. The total investment exceeds 50 billion yuan and is expected to create approximately 19,000 jobs.
Taoyuan Mayor Zhang Shanzheng said that Base I covers an area of approximately 18.94 hectares and is the largest development base in the aviation city's priority industrial area. It plans to introduce facilities such as logistics, shopping malls, tourist hotels, offices, and a multi-functional sports venue that can accommodate about 9,000 people. It will also combine sports events, arts and cultural performances, and surrounding commercial services to improve land use efficiency and regional life functions.
The base is adjacent to the Airport MRT A11 Hangkou Station, where the Taoyuan MRT Green Line will connect with the Airport MRT once it is opened. With National Highway No. 1A passing through the surrounding area, it will form an important development node that combines the advantages of rail and road transportation.
Zhang Shanzheng said that logistics is an important link in supporting high-tech industries such as semiconductors and AI. In the nearby Farglory Free Trade Port Zone, Huida has set up Asia-Pacific finished product warehousing, and the customers of Evergreen International Storage and Transportation also include semiconductor companies. When relevant facilities are gradually constructed in the future, it is expected to improve the international logistics efficiency of high-tech industries and give full play to the location advantage of the aviation city in connecting global supply chains.
Wang Zhuojun, chairman of CITIC Rongsheng Company, said that the building floor area of this project exceeds 210,000 square meters, and it is expected to introduce about 350 companies and drive about 600,000 people every year. The development will also introduce solar energy, environmentally friendly building materials and green transportation designs, which are expected to reduce approximately 2,400 metric tons of carbon dioxide emissions per year, taking into account both industrial development and sustainability goals.
Qiu Xianyu, chairman of Evergreen International Storage and Transportation Company, pointed out that the aviation city is an important gateway for Taiwan to connect to the world. This joint investment with Taiwan Life will combine the logistics and development expertise of both parties to create a smart, modern, green and sustainable multi-functional operating base. He thanked the city government team for assisting the smooth progress of the plan.
Xu Shubo, chairman of Taiwan Life Insurance Company, said that this project breaks through the traditional logistics park model and integrates multiple functions such as logistics, leisure and entertainment, shopping malls and sightseeing. He hopes that through cooperation between enterprises and the city government, more employment and industrial development opportunities will be created, and subsequent development will be promoted in phases according to the plan.
Taoyuan Aviation City Company stated that Base I is centered around a multi-functional venue and combines plazas, pedestrian spaces, shopping malls, hotels and office facilities. It can be used for various purposes such as international sports events, concerts and exhibitions, and can also be integrated into daily life during non-event periods. The overall planning takes into account building functions, urban connectivity and sustainable development, which will drive the flow of people, business opportunities and the development of surrounding areas.
The I base that started construction this time is adjacent to the A11 station and is located in Luzhu District. According to market surveys, the transaction volume in the past year has been approximately 291,100 per square meter. It has no future and will also intersect with the MRT Green Line and become a Shuangjie interchange station. The land rezoning in the neighboring Guolin City has also been completed, covering an area of 2.75 hectares. The planning content covers residential areas, commercial areas, road land, school land, parking lots, green spaces and children's playground land. The first project in the area, "Zhaoyang Kai", is planned to be 18 to 30 ping, with a price of 400,000 to 440,000 per ping. According to the actual price registration, the average transaction price per ping is about 386,000.
