〔記者徐義平／台北報導〕去年全國繼承移轉棟數高達7.83萬棟，寫下統計以來新高，若以聯徵中心發布去年第四季每件房貸的住宅平均鑑估值約1463.5萬元為基期，以此推算去年繼承房產推估價值高達近1.15兆元。

馨傳不動產智庫執行長何世昌分析，因傳統孝道觀念早已改變，以及國內邁入超高齡化社會，年長者人數越來越多，部分長者為求居住安穩，「留房養老」趨勢日益明顯，不願提早在生前將房產交給下一代，直至離世後再由子孫處理。

根據內政部統計月報發布，自2022年起，全國繼承移轉棟數已經連續4年突破7萬棟，又以2025年最多、高達7.83萬棟，至於，今年前7月已累積達4.49萬餘棟，平均一個月超過6400棟，若以此平均數推估，全年突破7萬棟只是時間早晚的問題，甚至有機會再度挑戰新高。

高力國際不動產業主代表服務部董事黃舒衛表示，大繼承潮將撼動房地產供需結構、交易流動。首先是等房族數量持續膨脹，降低或延遲購屋需求；其次是買盤萎縮，機能差的區域會先行遭遇第一波供過於求的房價修正，再來則是高空屋率及管理廢弛的住宅將出現房價崩壞。

最後，除區域機能外，房市汰弱留強趨勢也會更加顯著，尤其過去戰後嬰兒潮所累積財富，以及房價膨脹的力量，一旦失去人口成長紅利的不敗神話作為支撐，房市將轉向投資區域、服務內容為導向。

信義房屋不動產企研室專案經理曾敬德表示，人口老化後繼承越來�多，尤其土地持分大、都會區域、持有時間久的不動產，透過繼承可以省下一筆金額可觀的土增稅，民眾若有繼承需求，應該提前看看怎麼規劃比較划算。
