ASK Property Fund, the real estate arm of the Blackstone-backed ASK Asset & Wealth Management Group, has invested Rs 300 crore to two residential projects in Ghaziabad.

The fund has committed to BRV Group’s 4.7-acre development in Vasundhara and KW Group’s 1.5-acre development in Indirapuram.

“Ghaziabad is emerging as one of the NCR’s most compelling residential markets, supported by deep end-user demand, attractive ticket sizes and transformative connectivity through Delhi-Meerut Expressway, Namo Bharat Rapid Rail, Metro links, existing airport and planned connectivity to the Jewar Airport,” said Bhavin Jain, Co-Head and CIO, ASK Property Fund.

“These investments bring together the local market understanding and execution capabilities of established regional developers with patient, disciplined capital, with the objective of supporting timely project delivery and generating sustainable risk-adjusted returns for investors,” Jain said.

Within Ghaziabad, Vasundhara and Indirapuram stand out as established residential catchments, combining established social infrastructure, proximity to key employment hubs across Ghaziabad, Noida and Delhi, and a rapidly strengthening connectivity network.

The fully operational Delhi–Ghaziabad–Meerut Namo Bharat Corridor (Regional Rapid Transit System), Delhi–Meerut Expressway, Hindon Elevated Road, existing Metro links, domestic airport at Hindon have transformed regional mobility and significantly improved access across the NCR.

Earlier, ASK Property Fund signed a Rs 500 crore platform arrangement with realty developer Bhumika Group to invest in real estate developments, including residential plotted colonies across key micro-markets in the National Capital Region (NCR).

The fund has committed Rs 125 crore to a 20-acre plotted development project in Faridabad.

ASK Property Fund is the alternative asset investment arm of the ASK Group, set up to manage and advise real estate-focused funds. It focuses on private equity investments in the self-liquidating residential segment.

ASK PIA has raised Rs 10,000 crore (US$1.34 billion, based on the exchange rate prevailing at the time of each investment) since 2009. Its investors include family offices, ultra-high-net-worth individuals (UHNIs), high-net-worth individuals (HNIs) and institutions.

Earlier this year, ASK Property Fund invested Rs 260 crore in Kanodia Group's real estate venture, Kreeva.

Bhumika Group had earlier raised Rs 170 crore in debt in January from a real estate credit platform jointly managed by BGO and Aditya Birla Sun Life AMC.
