〔記者張聰秋／彰化報導〕置產低價進場的機會來了！彰化縣政府目前公告代為標售今年（2026）第2批祭祀公業未能釐清權屬土地至12月11日止，共21筆土地，其中，一筆在彰化市郊莿桐段農業區的土地，去年流標今年調降底標價格再標售。公告結束後，將於12月11日上午9點進行開標。

彰化縣政府民政處指出，這次標售中，入手門檻最低價的標的是北斗鎮螺陽段56地號、住宅區土地，底價不到10萬元，僅9萬6000元、面積5平方公尺，權利範圍為1/2，折算每平方公尺單價才1萬9200元。

門檻最高的是彰化市莿桐段450地號的農業區用地，面積680平方公尺，權利範圍為全部，每平方公尺約9205元，總底價625萬9740元。不過，該筆農地已是第二次標售，底價已打折調降，趁二標入手價格更香。

民政處表示，祭祀公業未能釐清權屬土地經公告期滿3年無人申報、經申報被駁回，屆期未提起訴願或訴請法院裁判及經訴願決定或法院裁判駁回確定的土地，由縣府代為標售以利地籍管理。

民政處提醒，這類地籍清理土地一律按現狀標售，清冊中部分土地標註農作改良物、建築改良物、貨櫃屋、墓地或甚至列有耕地三七五租約，得標後相關的地上物排除、占用處理及所有權移轉登記等手續，均須由得標人自理，縣府不負瑕疵擔保責任，請民眾投標前三思。
