As the stock market consolidates at a high point, the market begins to see a turn in funds. Relatively scarce top-end luxury homes have become the first choice for top-tier property buyers. Taipei's three largest luxury homes, "Tao Zhu Yin Yuan", "Diamond Towers Taipei Star" and "One Park Taipei Yuanli Xinyi Lianqin", have also taken advantage of the trend to sell hard recently, making the long-sluggish luxury home market instantly lively.
Taipei City is the core market with the highest housing prices in Taiwan. The prices and transaction trends of its luxury housing market are often regarded by the market as a bellwether for observing high-end residential properties in Taiwan. Every inch of land in the prime area of the city center is at a premium, and it is a hotly contested spot for major builders, merchants and military strategists.
Prime locations are difficult to copy, and large-scale mansions have become collectibles
In recent years, the three top luxury homes in the city center, "Tao Zhu Yin Yuan", "One Park Taipei" and "Taipei Star", which have attracted the most market attention, are all representative in terms of location conditions, product planning or market buzz.
Among them, the super luxury "Tao Zhu Yin Yuan" located in the Xinyi planning area is world-famous for its spiral exterior design. It was designed by French architect Vincent Callebaut and combines architectural aesthetics and green energy technology. Each household also has a 270-degree independent 50-square-foot sky garden.

The other two projects on the 17th and 5th floors cost 3 million yuan per square meter, and the total sold amount of 4 units was 3.635 billion yuan.

Chen Bingchen, spokesperson of Housing Exhibition Magazine, believes that the price of this community has been revised down from the 7 million or 8 million yuan per square meter in the past to the current price, which is almost half of the price. This is obviously in line with the attitude of today's high-end groups when buying luxury homes, not to chase high prices, but to buy at a reasonable level. And in the current luxury market, although NT$3 million per square meter has always been the ceiling, there are still luxury homes with transaction prices approaching NT$3 million. It can be seen that the price of luxury homes is no longer the same. Compared with the reputation, location, and planning of "Tao Zhu Yin Yuan", NT$3 million or NT$4 million per square meter may be within the acceptable range for wealthy people.
He Shichang, CEO of Xinchuan Real Estate Think Tank, believes that after the first transaction of Tao Zhuyin Garden was reported at the end of last year, the price of 3.64 million yuan for the high-rise floors appeared on the market, forming a price comparison effect. The sales of other low-floor units were 3 million yuan or even less than 3 million yuan, and there was a chance of smooth sale.
"Tao Zhu Yin Yuan" has now been confirmed to be owned by Zhonggong, part of the advertising sales department of Haiyue, the leading agency. Wang Junjie, general manager of Haiyue International, said that the new management team of Zhonggong is the old owner of Haiyue. For this kind of unique top-level luxury house, potential buyers are actually quite specific, and the price will be registered based on the current actual price, so there will not be a big gap.
Yuanli Xinyi Lianqin maintained its high prices and booked 7 seats last year
Another index project, "One Park Taipei", was developed by Yuanli Construction. The developer has strong strength. Coupled with the scarcity and value-added potential of large-square-meter luxury homes in the center of Taipei, two luxury homes with a total price of more than 400 million yuan were sold this year, with each square meter reaching 2.836 million yuan and 2.857 million yuan. The unit price is second only to "Tao Zhu Yin Yuan".
In addition, according to the 2025 Real Estate Market Trends released by the Taipei Land Bureau, "One-Park Taipei" has 7 of the top 10 units in Taipei City. Experts believe that it can be inferred from the removal speed that it is not in a hurry to clear inventory in the short term. The price of 2.6 million yuan per square meter has strong support, and the total price is expected to be above 400 million yuan.
"One Park Taipei Yuanli Xinyi Lianqin" faces Daan Forest Park, and its large square footage and location are difficult to replicate.
Taipei Star offers strong sales, advertisers offer less than 2 million
"Taipei Star", also in Da'an District, is located in the prime area of the East District business district. It has also recently changed its sales agency. Master Housing has taken over the sale of the "Taipei Star" units owned by Sanyuan Construction. It has advertised 1.99 million and 1.98 million yuan per square meter, with a total price of 300 million yuan, hoping to attract high-end buyers.
Chen Jianqing, chairman of Master Housing, said that the transaction of luxury homes in Taipei has been sluggish in recent years, but since May this year, benefiting from the stock market reaching a high point, buying momentum has gradually returned, and it should be good by the end of this year.
In response to the policy direction of Central Bank President Yang Jinlong’s call for developers to make profits and promote a soft landing of the housing market, Chen Jianqing said that “Taipei Star” responds to the market with a pragmatic pricing strategy.
Chen Jianqing said that the market price has finally returned to its essence. He also revealed that it has been almost two months since he entered the market, and about 70 groups of people have come in. Two houses have been sold, one with a unit price of 2.01 million and the other with a unit price of 2.02 million. Both buyers are under 40 years old and engaged in the financial investment industry. "Taipei Star" is located in the prime location on Zhongxiao East Road. The building materials and construction methods are all of the standard standards.
