Cua Nam Ward is planning to renovate the 15C Tran Khanh Du apartment building into a commercial, service and residential office building, 21 floors high, 4 basements.
15C Tran Khanh Du apartment building is one of 8 old apartment renovation projects in the city aiming to start renovation in 2026. The apartment building consists of two 5-storey buildings with 49 apartments, built in the 90s of the last century. After more than 30 years of use, the building has seriously deteriorated.
Some apartments are expanded and made into "tiger cages" to expand the usable area, changing the original architecture of the building and potentially causing unsafety, especially in fire prevention, fighting and rescue.
Faced with the above situation, Cua Nam ward has planned to renovate the apartment building. According to the 1/500 scale master plan and architectural plan, the apartment building will be rebuilt into a 21-storey building with 4 basements.
Total planned land area is more than 1,400 m2, construction area is over 850 m2, 80 m high. In which floors 1-3 are offices, floors 4-8 are resettlement apartments and 9-21 are commercial apartments (48 apartments for on-site resettlement, 59 commercial apartments), providing accommodation for 355 people.
Currently, Cua Nam ward coordinates with the Department of Construction to organize the selection and appraisal and report to the City People's Committee for approval to assign the project investor. The ward government believes that the renovation of the old apartment building at 15C Tran Khanh Du is a premise to carry out planning and renovation of about 30 other single old apartments in the area.
Hanoi currently has about 1,500 old apartment buildings, including nearly 1,300 houses in 76 apartment complexes and 306 independent apartment buildings built from 1960-1994. Since 2005, the city has begun renovating old apartment buildings, but so far only a few single renovation projects (one building, or several single apartment buildings or located in old apartment complexes) have been completed.
During the 2021-2025 period, the city aims to renovate 10 old apartment buildings, including 4 class D buildings (at risk of collapse) and 6 highly feasible areas, but the above plan has not been implemented.
In July, in the report on socio-economic development in the last months of 2026, the city set a goal of starting construction on 8 old apartment buildings, including: Giang Vo dormitory area; Ngoc Khanh dormitory area; Thanh Cong dormitory area; 3-storey dormitory area (Ha Dong ward); apartment building 23 Hang Tre - 162 Tran Quang Khai; 15C Tran Khanh Du apartment building; Truong Dinh dormitory area (houses A, B, C, D, E, H1, H2, H3, H4, H5) and neighboring residential area - Tuong Mai ward; Thanh Xuan Bac dormitory area.
