中信房屋研展室副理莊思敏指出,桃園、高雄近幾年受惠於重大建設、科技題材以及產業發展,房市能見度持續提升,吸引不少建商進駐推案,區域供給量大增。
然而隨著市場氛圍降溫,民眾觀望心態轉趨濃厚,建商推案速度與市場消化速度開始出現落差,再加上新成屋付款條件不如預售屋靈活,價格競爭力又不如中古屋親民,同時還須面對央行信用管制的嚴格限制,導致銷售難度大幅提升,去化壓力也隨之增加。
台北市代銷公會理事長張麗蓉表示,目前新案市場呈現個案表現,消費者更重視建商品牌、地段、和產品規劃,台灣整體經濟表現不差,股市交易熱絡,卻與房市兩造極端現象,張麗蓉認為,主要還是政策干預導致買氣觀望,許多建案已採取各項優惠配套或贈送家電等方式促銷,加強若央行能適度鬆綁,對房市將更有幫助
進一步觀察六都待售新成屋較多的前五大行政區,桃園市龜山區以4,275宅居冠;第2名為台中市北屯區4,049宅,第3名為桃園市中壢區3,577宅,第4名桃園區3,385宅,第五名則為新北市板橋區3,051宅。
莊思敏表示,這些區域的共通點在於擁有大規模新興重劃區,例如龜山A7重劃區、北屯十四期重劃區、中壢青埔特區、桃園中路重劃區、小檜溪重劃區,以及板橋江子翠重劃區等等,這些區域在過去房市熱絡時,建商推案速度快、市場供給量也大,但如今買方縮手,在供過於求下,待售餘屋量自然持續累積。
至於待售新成屋暴增,房價是否會應聲下跌?對此,莊思敏表示,待售新成屋增加,確實會讓部分建商面臨不小的銷售壓力,也會增加市場議價空間,尤其是部分生活機能尚未到位、房價卻已明顯超漲的新興重劃區和蛋白區,若建商希望盡快去化、加速資金回籠,勢必要在價格上釋出更大彈性;反觀蛋黃區與成熟商圈,由於土地成本、營建成本及剛性需求仍在,房價也更有支撐力道,短期內應不致出現大幅鬆動。
