The quality of concrete used in three blocks of a public housing estate under construction in Tung Chung requires further testing and review, Hong Kong’s Housing Authority has revealed.

The authority said on Saturday that regular checks had uncovered issues with the quality of concrete used in three blocks of the estate at Tung Chung Area 42 on Lantau Island between late August and early September.

“The Housing Authority’s engineering team discovered during routine concrete cube strength tests between late August and early September that the quality of concrete used in certain structural components of blocks 3, 4 and 5 at the Tung Chung Area 42 public housing estate required further review and testing,” a spokesman said.

The estate, with a total site area of about four hectares, comprises six residential blocks, providing more than 6,000 public housing flats for a planned population of 16,611. The project’s cost was estimated at about HK$5.4 billion in 2023.

The authority said it had instructed the contractor to extract additional concrete core samples for compressive strength testing in accordance with contract standards to assess whether the concrete strength met the design and contractual requirements.

Changes in the number of residential square meters in Taiwan over the past 30 years: the average per household has shrunk, but the per capita has increased

Residential data in Taiwan over the past 30 years show that the average living square footage per household rose from 37.2 square meters in 1995 to a peak of 45.2 square meters in 2018 and then fell back to 40.2 square meters in 2025. However, the average living square footage per person rose from 9.43 square meters to 14.93 square meters, an increase of 58.3%. The main reason is that the denominator shrinks faster than the numerator due to the declining birthrate and the coreization of the family structure. The home ownership rate remains above 83%, while the proportion of renters has declined, showing that Taiwanese people would rather bear a mortgage loan and own a small home than rent a house for a long time.

When buying a pre-sale house with a joint venture, the contract should be signed in joint names to avoid restrictions on contract exchange in the future.

Since the amendments to the Equalization Land Rights Regulations in 2023, pre-sold houses may not be resold in principle, but joint buyers who sign a joint contract and have independent funds can resell one house every two years after review by the competent authority. Experts remind that joint-venture house purchases should be signed in joint names to avoid legal obstacles and additional taxes when changing ownership in the future.

The undergrounding of Taoyuan Railway has boosted the surrounding housing market, with Taoyuan Station and Neili Station having the highest average prices

The Taoyuan Railway underground project is advancing, and the city government analyzed the housing market data of seven stations along the line. According to the second quarter of 2015, Taoyuan Station and Neili Station tied for the highest with 350,000 yuan per square meter, and Pingzhen Station had the lowest with 250,000 yuan per square meter. Due to the relatively young age of the houses sold in Neili Station, house prices have increased significantly, and the entire line is expected to be completed in 2034.
