[Reporter Xu Yiping/Taipei Report] In July, the number of pre-sale houses nationwide was 3,712, which was the highest in a single month this year, with an annual increase of 22%. Even so, real estate industry players still believe that because housing prices have no upward trend in the short term, the overall buying sentiment is still relatively low, and has not yet fully recovered.
According to the Xinyi Housing Collection, the real prices of pre-sale houses in all cities and counties of Hsinchu and City were revealed on July 6. Taoyuan City had the largest number of 874 units, followed by New Taipei City with 833 units. The other metropolitan areas all had less than 500 units. Real estate industry players pointed out that even though the purchase of pre-sale houses in July increased compared with the same period last year, none of the seven metropolitan areas still sold more than 1,000 units in a single month.

There is no upward trend in house prices in the short term
Zeng Jingde, project manager of the Xinyi Housing Real Estate Enterprise Research Office, said that the buying sentiment for pre-sale construction projects has not fully recovered, mainly because the public does not believe that housing prices will rise in the short term. The pre-sale construction projects that are currently selling are mainly in good locations, with good building planning conditions, and even easy payment methods, or with room for flexible adjustment of housing prices, which are easy to become smooth-selling construction projects.
On the other hand, builders also feel that the real estate market is sluggish and their attitude towards project promotion is not positive. In the absence of new projects to attract popularity, short-term transaction volume is still sluggish. Looking at regional performance, the performance of new projects in the north is relatively stable. Areas outside the two norths with high housing prices will face more challenges in sales.
Zeng Jingde believes that the performance of the pre-sale market is still sluggish. If a case has a really special selling point, there may be no similar projects in the short term if it is missed. Brand builders, large-scale development, and easy payment methods are more able to attract the attention of consumers. If the housing prices are high in areas, a few developers are willing to flexibly adjust prices, so that consumers can feel the CP value when buying in the area.

According to data from the Ministry of Interior’s Real Estate Information Platform, Taipei City’s housing tax-registered residences reached 922,000 in the second quarter, of which 215,700 were old houses over 50 years old, an increase of 27,300 in a single quarter, more than 10 times the total increase of 2,330 in the quarter. More than a quarter of the country's old houses are concentrated in Shuangbei City. Experts point out that slow reconstruction, weakening policy incentives and cost pressures on builders have led to a backlog of old house inventory, and the absolute number of old houses is difficult to decrease in the short term.

The Hong Kong Housing Authority is conducting further tests on concrete used in three residential blocks at the Tung Chung Area 42 public housing estate after routine checks revealed potential quality issues in structural components.

Residential data in Taiwan over the past 30 years show that the average living square footage per household rose from 37.2 square meters in 1995 to a peak of 45.2 square meters in 2018 and then fell back to 40.2 square meters in 2025. However, the average living square footage per person rose from 9.43 square meters to 14.93 square meters, an increase of 58.3%. The main reason is that the denominator shrinks faster than the numerator due to the declining birthrate and the coreization of the family structure. The home ownership rate remains above 83%, while the proportion of renters has declined, showing that Taiwanese people would rather bear a mortgage loan and own a small home than rent a house for a long time.

Taichung City promotes livable building policies and makes green balconies a standard feature of construction projects through volume-free incentives. As of 2026, 360 cases have been approved and 76 cases have been completed. The focus of competition among builders has shifted from the availability of balconies to the quality of planting, construction details and subsequent maintenance and management.
