Chen Bingchen, Director and Spokesperson of the Enterprise Research Office of Housing Exhibition Magazine, analyzed that based on the actual price of new pre-sale projects in Shuangbei’s elite administrative districts, the total price in Taipei City is within the acceptable range of NT$50-60 million, while in New Taipei City it is within the range of NT$30 million. As for those who can purchase it for more than NT$10 million, most of them are planned for small square meters.
For example, "Weiju Zhongshan Shuanghui" in the living area of Zhonghe MRT Zhonghe Station in Zhonghe District, New Taipei City, and "Qinghe Fengchuan" in the Chongyang Rezoning District of Sanchong District are all suites of less than 15 square meters, and can be bought for less than 12 million yuan in total. They are solid Qing'an solution products. The "Xiachuan Limei" and "Shengyang Huicui-Bacui" in the two living areas of Taipei City's Xiamen Street and New Taipei City's Jiangzicui are also 17-square-meter small houses, which can also be purchased for a total price of tens of millions of yuan. Chen Bingchen said that these low-priced new projects are located in prime areas, such as the Xinyi Planning Area, Boai Special Zone, Xinban Special Zone, Qizhang and Wufeng areas in Xindian District, MRT Sanchong Station, and around Zhonghe No. 4 Park. New low-priced projects are almost impossible to find with a lantern. Chen Bingchen pointed out that although Taipei City’s Songshan District, Zhongshan District, and New Taipei City’s Yonghe District are all core areas, there have been no new projects announced this year. Under the air-conditioning environment, developers are cautious and conservative in promoting projects in some hot areas. In the future, in Zhongshan District, where small houses are based, we can look forward to low-priced new projects in Linsen Life Circle. In Yonghe District, we have to wait until a new batch of small-square-meter projects in the big Chendu area are released. The latest project in Songshan District will be in Nansongshan, but the brand and square footage planning will cost at least more than 30 million yuan in total.
