Applications have started for the first phase of TOKİ's 15 thousand rental social housing project in Istanbul.

Applications for social housing for rent in Istanbul started today and will continue until September 25. 1071 TOKİ flats completed in the first phase of the 15 thousand rental housing project will be rented for 3 years with prices starting from 10 thousand TL. Only those who are married and whose monthly household income does not exceed 100 thousand TL can participate in the project; Those who do not have a registered title deed can apply. Applications of those who have previously signed a housing contract with TOKİ will not be accepted.

When this project was introduced, the Minister of Environment and Urbanization, Murat Kurum, claimed that the exorbitant rents in the market would be reduced thanks to the project. Real estate experts Dr. Ahmet Büyükduman and Seçil Akbaş stated that the project will not have an impact on the general rental level in the market; He stated that it is impossible to achieve a permanent decrease by simply intervening in prices. Akbaş stated that for permanent balancing, the supply of both social and private rental housing should be increased, production costs should decrease, access to finance should be facilitated and a safe environment for investors should be created.

Büyükduman, on the other hand, stated that around 300 thousand houses should be produced to be rented in Turkey every year and argued that this exceeds the public resources, so it is necessary to encourage citizens to invest. He also added: "A new legal framework is required for tenant-landlord relations. The practice of staying a tenant for a maximum of three years, developed by the state for social housing, should also be valid in the market. In this case, the tendency to buy and rent a house will increase, as the risk of not being able to adapt the rent to current conditions will decrease." Within the scope of the project, 360 residences in Başakşehir, Gaziosmanpaşa, Beyoğlu and Güngören; 330 residences in Maltepe, Tuzla and Kartal; 291 residences in Ataşehir, Sancaktepe, Ümraniye and Üsküdar; In Arnavutköy, 90 houses will be rented.
